Sea-View Apartments for Sale in Yalova: What to Check Before Buying

With a sea-view apartment the real question is whether the view is permanent: the zoning status of the plot in front decides it. On the Çınarcık and Koru coast the view usually faces north, which also needs to be weighed for sunlight, damp and heating.

When buying a sea-view apartment you need to confirm three things at once: whether the view could be blocked later, what living conditions the apartment offers apart from the view, and whether the price premium paid for the view is justified. On Yalova's north coast, especially in Çınarcık and Koru, a sea view is usually a north-facing view towards Istanbul and the Princes' Islands. That makes the view superb, but it is also a detail to think about for sunlight, damp and winter heating.

Is the sea view permanent, and how can you tell?

Whether the view lasts depends on the zoning status of the plots between your apartment and the sea. If there is an empty plot in front of you, today's open view could be blocked by a building tomorrow. To check:

  • Find the block and parcel number of the plot in front and ask the municipality's zoning department about its zoning status: the number of storeys allowed shows the future of your view.
  • If there is a public use closed to building in between, such as a green area, road or park, the view is better protected.
  • Compare the building's own number of storeys and the apartment's floor with the height allowed on the plots in front.

This is the check buyers skip most often in sea-view purchases, and the one they regret most later.

What does a north-facing view mean?

Along the Çınarcık and Koru coast, the sea is generally to the north. A living room facing the sea may therefore get no direct sun during the day. In practice: heating needs rise in winter, the risk of damp and mould grows in poorly insulated buildings, and in summer the coolness is an advantage. The ideal layout has the living room facing the sea and at least one bedroom or the kitchen facing south or west. Checking the orientation with a compass during the viewing takes a minute.

How do you check structure and ground in buildings near the shore?

On the Marmara coast, building safety must come before the sea view. Check the year of construction and whether the building was built under building inspection; inspection details for buildings covered by Building Inspection Law no. 4708 can be obtained from the municipality and through e-Devlet services. A soil survey report, structural drawings and the occupancy permit (iskân) are documents you can ask for. Sea air speeds up corrosion of metal parts and the facade; ask when the balcony railings, facade and roof were last maintained.

What should you watch for in a "seafront" listing?

Building on the coast is regulated by Coastal Law no. 3621; what can be built on the shore and coastal strip is limited. For a building advertised as "seafront" (denize sıfır), confirm that it has a building permit and an occupancy permit and that the description in the title deed matches its real use. Buildings without a permit or in breach of coastal rules can cause problems for both a mortgage and a later resale.

How much does a sea view add to the price?

Within the same complex there can be a clear price gap between apartments with and without a view; to see how much of that gap is reasonable, compare with similar-sized apartments without a view. You can see current listings in our apartments for sale in Çınarcık list. Sea-view apartments usually find summer tenants and resale buyers more easily, but that advantage only holds if the permanence and building checks above are positive.

Which areas have sea-view apartments?

The area around the pier and coastal road in Çınarcık centre, the Taşliman shoreline and complexes on the Koru hillsides are where people look most for sea-view apartments. Esenköy is a quieter town with a holiday character. Each area differs in transport, winter life and type of complex; we describe each separately on our Taşliman, Koru and Esenköy area pages.

What are the upkeep costs of a sea-view apartment?

Because of sea air, wind and salt, buildings on the coast need maintenance more often than those inland. Before buying, ask the complex management about facade, roof and balcony work done in recent years, planned major repairs and any extra fees collected for them. Inside the apartment, aluminium window frames and outdoor air-conditioning units are the items most exposed to sea air. Treating these costs as a yearly maintenance item alongside the purchase budget avoids surprises later.

Does a sea-view apartment earn more when rented out?

For short summer lets, a sea view is one of the most sought-after features; your listing gets noticed more easily than apartments without a view in the same area. For yearly lets, tenants look less at the view and more at heating, transport and the site fee. When calculating the return, include empty months, site fees, maintenance and furniture replacement; turning one summer season's income into a yearly figure is misleading. Conditions for short-term letting, such as a permit and a decision of the owners' board, are set by regulations and can change; check the current rules before renting out.

Frequently asked questions

Can you see the Islands and Istanbul from every apartment?

No. The view depends on the building's elevation, the floor and the buildings in front. On a clear day, and if possible at different times, check the view from the balcony yourself, and ask from which room the listing photo was taken.

Is earthquake risk higher in a building near the sea?

Risk depends on the ground, the building's age, its design and inspection, not just distance from the sea. Ask for the year of construction, the building inspection details and any soil survey; in doubtful cases, having an independent engineer inspect the building is a small cost next to the purchase price.

Are sea-view apartments damp?

Not necessarily. Damp depends on insulation, ventilation and orientation. The risk rises in north-facing, poorly insulated apartments; during the viewing look at wall corners, behind wardrobes and around windows.

Is a high floor or a low floor better?

Upper floors usually offer a wider view, but the lift, roof insulation and summer heat must be considered too. On lower floors a garden can be an advantage; the view depends on trees and buildings in front.

Can you get a mortgage on a sea-view apartment?

The view does not affect a mortgage; what counts is the occupancy permit, the title deed status and the bank's valuation.
